They do vary a bit depending on everything (schools, neighborhood, proximity to water, size/location of property and so on), but 12+2=14K are good starting points to do numbers on small multis.For cap rate,Cap Rate = ((TI-TE)/PP)*100Where TI = Total Income (yearly)TE=Total Expenses (yearly) PP=total Purchase Price including closing & financing costs That's for rough numbers.When I do detailed numbers, some parts are adjusted.

The major concern is that te subfloor doesnt rot.Over the years, I have renovated many dozens of bathrooms and I would say about 90% of them had rot issues due to leaks at the flange.

Yes theyre trying to sell a car however you are cold calling.The other thing you can do is pick a prefix in te area you want to buy in example 871 and call all of hte numbers in that prefix.871-0000 871-0001 871-0002 and so on.

Another option, if you don't want to be dealing with tenants anymore could be leasing option; basically you rent it out under a contract for a few years (2-5) to somebody who would eventually want to buy it at te end of that lease..
