Just not in the curriculum in the school system.So I try to help some  with financial and even soft skills or they may not get employed or able to save money.It seems they are ok in the basement until they meet someone, then we have classic "family formation" driving the home buying.

I have a blog with some classic books (all probably free at library ) on the topic..finally, it might be worth exploring getting new efficient ac, furnaces, hvac rolled into the loan (as that is like 15-20 percent of the deal) but may be tough to do before closing....or maybe tap equity in a few years for that...best of luck

Rehabbed and refinanced to a 30 year conventional, Appraisal came back at $130,000 We did the exact same thing again on house 4 but paid 46,000 and appraisal came back at 115,000 It the classic BRRRRR Plan.

While it's just as possible that rates could improve tomorrow (after all, if lenders already "knew" that rates were going higher, they wouldn't be wasting their time offering you lower rates today), the classic lock/float quip applies: it's better to lock when you should have floated than to float when you should have locked.
