Another tenant put a metal beer cap down the disposal and caused a leak. 

I would tell them by such such hour if it is not picked you will dispose the properties. 

Also, It's not uncommon for commercial properties to have a 90 day closing period, so if you can dispose your SFR's in 90 days, you'll be good.
