I would paint the cabinets, put new hardware on the cabinets, install a new countertop/backsplash.

Accreditation really just means you've got a fat red target on your wallet..

I’m hoping they haven’t come up with any new way to get in my wallet since I now won’t have to pay the $5k impact fees (thank you SB 13).

In short, I have the body and the mind of an older investor, and the wallet of a younger investor. :-) I have not run across a lot of other folks from West Michigan here.

Also try visiting the hardware suppliers in your area at 7am in the morning, next time you are in town.

I would also like to make it known I would do some work myself ( bathrooms, some flooring, trim, hardware ect....) so there would also be some savings in the labor.
