@Lee Sillemon III You do not want expenses that are a known quantity to "surprise" you and make a deal that may seem good turn into a dud.

Bathroom hardward (TP and towel racks) - mount to a 1x4 plaque that is screwed to studs. you can pretty much hang on it without pulling out the hardware. i use entry level granite countertops - stain resistant, and should last a long time. i put LVP through the entire house, bathrooms and closets included. its water proof and scratch resistant. while the initial cost is more than carpet, you wont have to replace it as often. i use Sherwin-Williams Harmony line of paint, in a semi-gloss sheen. the semi-gloss is easier to wipe off for small marks, and the harmony line has deodorizers built in. for exterior door knobs, i use the smartkey knobs from kwikset. you can rekey a knob in a few minutes - no need to pay rekeying fees anymore. last tip - figure out which appliances your market typically provides. in my market, its not common to provide washers and dryers, so i dont. thats one less thing to have to repair. 4. i dont see an issue with the gas stove. to convert to electric you will need to have a 220V plug, which could be costly to install if not already there. 

What quantity of units are you looking at?

One problem is; some people can breathe asbestos into their lungs every day in large quantities and they never had an adverse effect and some people only need to breath in a small amount of asbestos and they do have a serious adverse effect.You don't have the moral right to tell someone there is no asbestos in a hope without testing and the problem with this world goes back to the previous paragraph where homeowners and contractors tell their workers testing is not necessary, tell them their is no asbestos without testing and tell their workers not to worry.Here is a link about homes built in the early 1900's and an image from the link.https://www.greenbuildingadvis...Two if the images below are from business website I have since I am a licensed asbestos abatement contractor.I took the picture of the pictures with the two gravity furnaces in a home built in Beverly Hills that was built around 1908 and that was not the first year those furnaces were manufactured and installed.

Ultimately we in the real estate market are benefited by people not losing their homes in mass quantities.

Costar is very expensive and I'm willing to compromise some on quality/quantity of data for a lower price.

For example your nightly rates, leveraging cleaning fees as secondary cash flow, overall guest experience, quality/quantity of photos, and property condition.

So Cal has everything for every RE investor, just more quantities of one type over another at different times.
