It was used as a grow house (we are not talking tomatoes:))..and the buyer ended up losing on that one as well.

I guess I heard the suggestion for a criteria sheet, and was wondering if there was some secret sauce I was missing.

@Tim Lindstorm I would love to say there was a secret sauce but this was very much right place, right time, and a whole lot of follow through.  

This is how I got my HVAC installed by a licensed guy at a great price.Finding the right labor at a reasonable price for a given job is really the secret sauce to a higher return, and it takes practice to do it consistently well - especially in small towns.  

This adds a little sauce to the goose, so to speak...1.

I'm wondering if any other Bp'ers were in my situation or could share the secret sauce with me on what I should do.

The secret sauce is learning how to sell it after you thoroughly understand it. 

And let me tell you that this is NOT the normal way of doing things, so I'm giving you our secret sauce here to help anyone reading understand how to do it.Anyone else besides me love secret sauce???
