The difficulty I have seen with inexperienced investors on more than one occasion, is they want to start with an offer SO low that it doesn't get taken seriously.

A developer / home builder I know here in Oregon moved to S fla West side and has been building high end specs and just built two high end STR and from what I can see those are doing quite nice for him and then you have assets you could use on occasion and for sure could sell easily if the need arose. 

I have in only on rare occasions.

I've even seen @Chris Clothier recommended his him on several occasions!

I've had to use them on a few occasions (I'm a light sleeper).

On rare occasions a tenant can’t - or chooses not to recover and they get evicted.  

I have a fairly solid grasp of real estate investment and follow sites like Bigger Pockets and Michael Zuber since I enjoy the discussion and on occasion learn something new.

They think they have to buy the largest diamond, a house that is satisfactory for the wife and men feel like they need to constantly buying more, bigger and better gifts for every occasion.

I used a very successful, high volume agent on two separate occasions(two different ones). 

Next, my transaction coordinator would schedule a BPO, inspection, and (on rare occasions) an appraisal.
