North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.where can you buy lots or tear downs in hot sub markets in Columbus   lots for 50 to 60k  new cool modern houses sell for 400k ?

As far as "affluence", goes I'd rank the areas as follows:1) German village/Bexley2) short north3) Olde Town East4) Franklinton5) South of Main6) Linden7) HilltopHowever, Franklinton is great to live in, like anywhere.... don't leave your laptop in your backseat overnight, and you hear the occasional gunshot, but honestly that's anywhere close to downtown.That's just my opinion from living in the city for almost 10 years and living in two of the mentioned areas.

The nicest neighborhoods to live in close to downtown are definitely: Short North (consisting of Victorian Village, Italian Village, and Harrison West), German Village, Bexley, and Grandview.
