I have dealt with investors who contact me directly and choose not to use an agent to represent them (sign the unrepresented agreement before I show it), and my broker will on occasion allow a reduction of commission if it warrants it on a case-by-case basis, especially all cash, quick close, and buyer knows what they're doing so I don't have to work for them.

The difficulty I have seen with inexperienced investors on more than one occasion, is they want to start with an offer SO low that it doesn't get taken seriously.

Anyway, on the rare occasion I turn it off (maybe because I'm expecting a call from someone at the city or a bank that'll come in from a main landline that's not in my contacts) I'll start getting the spam calls.My favorite thing to do:  Tell them "Oh, thanks for calling.

The only change to the existing law was to expand the definition of "Provide real estate brokerage services" to include the following:Regardless of whether the activity is engaged in for another person, engaging in the buyer or selling, offering to buy or sell, or marketing of real estate or otherwise dealing in contracts, including assignable contracts, for real estate or options on real estate, on two or more occasions in any 12-month period.Principals buying and selling on their own account clearly fall within this expanded definition.
