Almost all of our properties are 5+ bedrooms, and I have trouble seeing much cash flow on anything with a lower bed-count unless you get a screaming deal on the purchase.Cheers and thank you for your service!

You do not want to leave a gap as wide or wider than the thickness of your baseboard .... else you end-up using quarter-round or cove to cover the gap (screams short-cut or quick/cheap).As for your closet doors: lift the tracks; lay your finish floor; put the tracks back down.Your vinyl plank is going to expand very little.

After finish work, a 3rd draw covers all but the last 10-20% so they can pay the trades/recover what they paid the trades, and they get the final draw after final inspections are ALL PASSED (and get THEIR profit/pay) If it's a small job, get another contractor, they should be able to cover it. 50% up front on a big job to me screams: "I am going to use a chunk of the money to complete my previous job!"
