I have two distinct questions for the group - I've searched the threads but haven't found much on these particular circumstances:1.

I have been sitting on the fringes studying before going full fledge since a lot of the gurus promote their flavor-of-the-month which amount to being undercover paid advertisements.  

It is harder to establish the values of these properties since some may be custom or offer unique distinctions that average property may be not embody.

This is an important distinction.  

The fact that he was unable to see the distinction between giving your SS# for a loan and using a part of it for my client ID ticked me off. 

The challenge with this, is that each state has it's own laws that change the flavor just enough that if I were talking about MA for example, I could be totally misleading someone in another state.

I'm wondering if wholesaling land deals is particularly common, and if so, if there are any notable distinctions between wholesaling land and wholesaling a traditional residential or commercial property? 

But again, I don't think this distinction is large enough to skew your results when checking vacancy rates.
