Here is what we put in our move out letter, which may be helpful to build on:Specifically, here's a list of items you should thoroughly clean before vacating:[ ] Floors[ ] sweep/mop laminate floors[ ] vacuum carpets and rugs (shampoo if necessary)[ ] mop kitchen and bathroom floors[ ] Walls, baseboards, ceilings, and built-in shelves[ ] Kitchen cabinets, countertops and sink, stove and oven--inside and out [ ] Refrigerator--clean inside and out, empty it of food[ ] Bathtubs, showers, toilets, and plumbing fixtures[ ] Doors, windows, and window coveringsPlease don't leave anything behind--that includes bags of garbage, clothes, food, newspapers, furniture, appliances, dishes, plants, cleaning supplies, or other items that belong to you.For move in, put all info in the rental agreement.

If I rent to travelers I will need to have it fully furnished, which I estimated would be another $10,000 to $12,000 when you figure everything from wash clothes to beds and couches.

Was looking at laundromats, and turns out customers prefer them in strips with a dozen stores, rather than smaller commercial properties or free standing ones where they can do something while there clothes are being washed.

Thanks,It looks like a nice cash flow type rental.Too bad it's operated so loosely.I suppose he will have to fix the electric now that it's become public.Old cloth covered arcing wire = a potential fire.I would not be surprised if he gets a ton of offers to buy the place now.A little more curb appeal and it would be a very "cute home".Just my 2 cents.

I simply did not like to have to pack a bag and it was much nicer to have cloth's there which in winter was much heavier than Napa valley..
