I’ve been looking strongly in to Memphis, but also Indiana, and also Arkansas.

My daughter, that just graduated from the University of Arkansas as a chemical engineer but that school charged us $6,000 a semester but we did not take on any long term debt. 

I've seen several side-by-side examples of houses in Oklahoma City compared to my native Arkansas and I was initially surprised to find that weather factors that make OKC a "higher risk" weather market drive up insurance costs compared to other similar "lower risk" weather markets.

I've found places like Fayetteville-Springdale-Roger AR, Lexington KY, and Bloomington IN that all have fantastic fundamentals and reasonable cap rates.

I know that your biggest concern was the contract itself and I double checked that we do use the Arkansas real estate commission PSA and do not check the appraisal contingency box.
