@Jeff Jenkins  - in French there is a distinction between education and instruction: the first you receive at home (home including your neighbourhood / society), the second being what you receive in school.In both your country and mine, the school system - post secondary included - has, more-or-less, morphed into an assembly line to turn out cogs and consumers.  

So, the more you can segregate funds, maintain annual records, and generally respect the distinction between you and your company, the better chance you have of protecting your personal assets in the event of a lawsuit.Many people set up the company and then never document anything else.

For example, if the typical modular new construction is selling for 15% below the typical stick-built new construction, that's a baseline you can use to evaluate whether a modular construction project would be profitable (based off of local comps of both modular and stick-built houses).Again, just an obvious idea that you may have already considered...Yes - just getting back to this now that things have settled down a bit.Like the other poster, around here no distinction is made between modular and stick built.

I guess that's the distinction but the renovation schedule we are putting in is designed to not have to touch these buildings with CapX for 10+ years thereafter.

This is similar to if a credit card is used to purchase a house.In your scenario the seller is still required by law to report his interest income and to not report it would be a distinct and flagrant violation of tax code.

Most of us don't have the ability to print US Legal Tender (our own money); so, the judicious use of credit remains our best option.Be sure to make the distinction between the consumer mindset which is typically a scarcity mindset: "I don't have enough", or "I can't afford it", "How much will it cost?"

I would highly recommend opening a business checking account and keeping a separate and distinct set of books for your rental.
