Don’t get the pin hole camera.  

(Obviously I will continue my due diligence after the walkthrough.)I plan to bring a notepad with plenty of paper, a strong flashlight, a good camera, and all the insight offered here.  

(I specifically say B class or higher in a mid-sized or larger city, because lower class properties, and properties in more rural areas would be exponentially more difficult to manage remotely...I may not be the brightest bulb in the chandelier, but I'm smart enough to avoid that trap...).I've self-managed my local LTRs for years, and the task that requires my physical presence more than any is showing property to prospective tenants (I can't easily hire this out to anyone other than a PM, so I'm stuck doing it myself)... but, I have heard of owners using smart locks, security cameras, and Zoom to remotely supervise/monitor prospective tenants who walk the property without anyone else physically present...Does anyone have experience/opinions about managing viewings remotely?

Just make sure you have good speakers so everyone can hear.)One of our organizers will hold the phone camera (with a selfie stick) to broadcast it through Periscope.

Regarding the garbage disposal, do you have security cameras around to serve a proof?

I have Digital Watch Dog camera system which I love.

They make security systems for construction sites that are cell based and you'd have some cameras and an idea who is working not working that day.The local security co from my REIA is Preferred Security LLC in Parma. 

So I was expecting bad news..The snake did not go through and after sticking down a camera they informed me that the line was broken and the front yard needs to be dug up.
