I am not saying passive in comparison to NNN but in terms of maintenance.. you will probably get twice as much maintenance calls on a freehold vs condo apartment..Pests, broken window, garage door can't open, racoon in my chimney..

If you're looking at a duplex that will be covered by municipal pickup.Lots of people don't budget properly for Cap Ex, pest control, snow removal, lawn/landscaping and cleaning.

I know in Connecticut if the apartments are bug infested the tenants can all the health department and we will get fined. 

However, should I have additional expense items for pest control and yard/snow removal? 

One exception--termite treatment in advance to prevent future infestation--that won't fly IMO.Remember, in any negotiation, the one who wants it most LOSES. 

I've had places that were infested. 

It was rightfully known as a crime infested ghetto run by inept politicians that are desperately trying to cling to power with a changing demographic base. 

Pest control companies are not that expensive considering the work involved to do this job properly. 

We had a pest control company do one treatment, but no new activity.
