There is a rough underbelly to this business, its not for everyone.  3 suicide attempts on people we were evicting 1 successful.. gun of the hand to the head in the back yard as the sherrif was knocking on the door.

The last winter I spent in Tampa, after a-sprinkle of rain, when the ground was at below freezing (I used to wear a leather-bomber jacket) caused the surface of the roads to became a 'sheet-of-ice' my vehicle was hit by another vehicle.  

It is banking suicide.

So no reserves are suicide for an investor.. and thousands if not hundreds of thousands lost their rentals from 08 to 2011 because they did not have adequate reserves to handle bad tenants non paying tenants etc. 

@David Weintraub  Frankly in NJ  100% funding on rehab deals would be financial suicide for the lender.. because of foreclosure time lines. 

Hypothetically, say it is legal and some members of Congress are willing to commit political suicide to push that through.

Oaks is the true "bomber" of flooring.

One more thing, Northrop just won a multi-billion dollar contract for the next gen stealth bomber, and they'll be assembling it in East Palmdale and probably doing the test flights at Edwards AFB, so probably some good jobs coming from that over the next few years.

I also find it rewarding to talk CA investors with dumb landlord hubris off their suicide ledge.
