Avoid dangerous activities: let one tenant mow the lawn on a multi (multifamily)8.)

I’d like to create something, laminate it and leave it showing things like no smoking, mow lawn, no parking on grass, follow community noise ordnance etc. but I don’t want to reinvent the wheel!

I’m trying to pay off my hard money lender with a cash-out refinance on one of the 3 properties, but I’ve been denied by three local credit unions and a bank because my self-employment taxes show low income as i also run a lawn and landscape company as my full time job and it has personal debt from the trucks.

He just buys it, maybe cuts the lawn and rents a dumpster to clear out trash then puts it back on the market. 

My favorite story is after I listened to a BP podcast where the guest said he would mow the lawns of his properties just to meet the neighbors and ask to buy their properties, well, I did just that at one of my rentals and was able to buy one of my neighbor's properties.  

Does replacing the lawn in the backyard with synthetic turf add or subtract value in this market? 

That immediately creates an artificial floor for buyers.
