Especially since you will not be present to make decisions quickly, sign off on change orders, assess the situation when the walls are opened up and the scope of work increases, etc. and that makes you more difficult to work with than someone who is local.

“Do not let wet clothing or towels sit for long periods — they can cause black stains on walls or ceilings.”Have tenants sign a Mold Addendum acknowledging that they understand their role in preventing moisture issues and will notify management promptly if they see any black stains or experience leaks.Landlord ResponsibilitiesAddress leaks, water intrusion, or condensation issues immediately — prevention is key.Hire licensed contractors for roof, HVAC, or plumbing repairs.Keep documentation and photos of all tenant complaints and maintenance actions.Maintain proper ventilation and dehumidifiers in basements or areas prone to moisture.If mold is confirmed, notify tenants in writing about the remediation process and timeline.Tenant ResponsibilitiesReport leaks or water damage as soon as possible.Use ventilation fans during and after showers or cooking.Maintain reasonable cleanliness and avoid over-humidifying the space.Follow the instructions in the Mold Addendum and cooperate with access for repairs.Final NoteMold prevention is a shared responsibility between the landlord and tenant.

What to look for in a good rent-by-the-room propertyThis matters a lot:• At least 3–4 legal bedrooms• Two or more bathrooms• A layout where bedrooms don’t share thin walls• Plenty of parking• A common area large enough for multiple people• A location near hospitals, colleges, or job centers• A basement or attic that can be finished legallyAnd most important:A floor plan where rooms feel private.Privacy is what keeps tenants staying longer.My honest adviceAt your age, with energy and time on your side, this strategy can fast-track you if you treat it like a business.But don’t do it blindly.Tour existing co-living houses in your area.Study your local ordinance.Model the extra expenses and the extra time.Room-by-room renting works, but it works because the operator is organized, not because the property magically prints money.

A wall added to divide the living area from the bedroom and an egress window in the bedroom.I have not priced out for the area but I assume I can rent it out for 600/700Looking to see does this blur the lines of house hacking or is this considered a full on "ADU" within the property.
