Ask if they’ll underwrite to global cash flow with add-backs (depreciation, one-time repairs) and accept business debt staying in the company.Packaging matters: Present clean leases, Form 1007 rent schedule, current P&Ls, and a short memo explaining add-backs + why prior denials were income-based, not asset-based.Tighten DSCR: Raise rents where feasible, shift utilities (RUBS), cut non-essential spend before appraisal, and ensure the unit(s) used for comp rent are on market terms.Fallbacks: Bank-statement loans, cross-collateralizing another rental, or partial payoff to reduce the cash-out needed.I hope this helps!
