THE HVAC GUY CAN'T FINISH UNTIL THE CABINETS IN THE KITCHEN ARE FINISHED AND THE MICROWAVE IS INSTALLED...

. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier. 

Do this by repainting cabinets, stone counter tops, fresh paint and adding in unit laundry.

If you're trying to do it right and use quality amish kitchen cabinets that will last many lifetimes then an average kitchen remodel cost would be around 50K generally for a medium sized kitchen.

Cabinets/trim go in this week and flooring should be going in within the next few weeks.

So with that square footage you could put in cabinets and  some appliances but you can't go with a tradition stove kitchen until it is permitted for the right use. 

I have a BRRRR, but waiting on kitchen cabinets and no point in calling for an appraisal now, so I guess I'll see what rates will be in a 6 weeks ;-)

He did install all of the doors and cabinets himself.  

However check the space above the current cabinets before you decide to ensure that there are no obstructions preventing the taller cabinets.

You can likely get away with $40k conservatively without kitchen work, and add another $20k if you need new cabinets.
