I'd be using a bridge loan to fund this project and it will cost me about 70K out of pocket (this includes 15% DP, CC, and bridge loan monthly repayments x 4). 

Utilities are one of those things that can quietly kill your cash flow if you’re not careful.Some hosts offer “all-inclusive unlimited.”Others cap electric/gas and charge overages.Some even separate internet vs. everything else.Curious how YOU handle it.Questions for the group:-Do you include all utilities, no limits?

So when I walk out I tell them it’ll probably cost me X amount of dollars to get the house rent ready including a new roof or hvac within the next few years.

Started investing in alternatives about 5 years ago in a variety of passive investments including some angel investments.
