I would rather negotiate my own deal with the owner or the owner's agent when I buy and would rather pay the MLS listing service and get the title agency to provide the paperwork for a FSBO listing.

I own an insurance agency and am looking to diversify my portfolio and real estate is how I'd like to do it.

It is suggested that  "Small" landlords use a collection agency, who will report the non-paying tenants to the credit bureaus.

And I had a hard time getting a straight answer as to what was going on, I think because I only had 1 property in their system and did not know or have direct contact information for the right people at the agency.

Other one is to do collections via an agency, but AFAIK, they need judgement again.

The people who provide that at the various agencies have been furloughed.

i don't do retail/agency loans but in private lending that would not be an arm's length transaction.
