One suggestion, when I do large electrical upgrades I will have an electrician to the actual electrical work, but I won't have him repair all the walls and ceilings he has to cut holes in.

Owning gives you equity, control, and long-term stability, even if the buy-in is higher.When choosing a market, focus on regulation stability, consistent demand, and reliable local support.

Also, what kind of properties do you currently invest in? 

Whether financing  a home or investment property the cost to get in is a lot less costly getting in if you occupy. 

Not directly related to the question, but what kind of neighborhood are you buying in- is this some kind of war zone?

As in, I would be buying the most expensive property in the area or some features that are not changeable.

I have heard great things about Kansas city and heard it's a good market to buy in.

I would say we see a large increase of Note Brokers (joker brokers) coming in.
