Inherited tenants rarely stay long once there’s new ownership — and when they do, they often turn into the type who test boundaries or drag their feet on communication (like you’re seeing now).

Hi everyone,I’m closing on a single-family rental in Moore, Oklahoma, and comparing two types of property management:1️⃣ Local PM (Hallmark Property Management)10+ years in business, 4.6★ from ~70 reviews~430 doors managed; solid local presenceOwner is a local investor/builderKeeps full deposit & 100% of late feesRent estimate: $1,930/mo (Zillow shows ~$2,000)My projected cash flow: –$25/monthThey mentioned a winter slowdown as reason for conservative rent pricing2️⃣ “New-Age” Digital PM Models (like Nomad)Offer Guaranteed Rent and home protection (~$500K)4–6% management fee, lower than traditional PMsNo first-month leasing feeFully online platform for rent collection, screening, etc.I live in California, so I’d handle showings/inspections with digital locks or local helpThese newer PMs would save me roughly 6% compared to Hallmark, but I don’t have much PM experience yet.Questions for the group:Has anyone here used tech-based PMs like Nomad, Doorstead, or Belong in OKC/Moore/Norman?

Just trying to understand what the normal daily grind looks like for agents, so I can see where AI, acting as a personal assistant, might actually help with small but repetitive tasks like running CMAs, auto-scheduling showings, following up with leads, and handling routine communication.

I currently manage a few properties myself and have friends and colleagues who collectively manage hundreds more.I’m also involved with a platform called Digital Domi, which focuses on simplifying how property owners and residents handle physical mail and communication.I joined BiggerPockets because I’ve learned so much from the content and community here, and I’d love to connect with others who are passionate about improving property operations, whether that’s through tech, systems, or just good old fashioned process refinement.I’m here to learn, contribute, and share experiences as I grow in both real estate and prop tech. Here’s a question for you all:What tools or technologies have made the biggest difference in how you manage your properties or communicate with tenants and owners?
