I’ve been defaulting to a flat 2-week cushion, but using percentages makes a lot of sense since it scales with the size of the project.

Finding the right CPA goes beyond firm size or Google reviews, it’s about experience with real estate investors specifically.

If you have two other properties in the same LLC, then if someone from your other two properties sues you, all of the assets in the LLC could be at stake depending on size of lawsuit 

If not, ask about the process for a variance or rezoning.Subdivision rules – confirm the minimum lot size in your town/county and if your 2–3 acres could be split.

Queens typically has larger lot sizes when compared to Brooklyn which could mean more access to private parking (driveway, garage) and other benefits.All the best to you on your search!
