Managing Tenant Expectations During Renovations

One of the toughest parts of property management I’ve faced is keeping tenants happy during necessary renovations. A few lessons I’ve learned the hard way:

  • Over-communicate: Tenants handle noise/dust better if they know exactly what days it’s coming.

  • Small perks matter: Offering things like a temporary rent discount or even gift cards can turn frustration into patience.

  • Plan for the unexpected: Contractors often run behind — I now automatically add 2 weeks to whatever timeline I’m given.

For those who manage properties — what’s your best trick for keeping tenants happy during disruptions?

Proactive communication!

Also, ask the tenant what they think - but, be careful of how you frame this question to avoid tenants asking for a temp stay in a 5-star hotel!

Besides temp rent credits and general gift cards, we've found giving them a dinner & movie gift cards for a night out are received well.

Also, you do need to add more time to contractor timelines, but just adding 2 weeks isn't the best approach. Try adding 25-50% to whatever the timeline is:)
- Also add 10-20% to the cost estimate!
