Great first post and sounds like you’ve got a really valuable skillset already with all your hands-on knowledge of fixing houses—that’s honestly one of the biggest hurdles new investors face.

If you want to stay close to home, I’d suggest connecting with local REIAs or meetup groups in the area, great way to build relationships in person.
