Also, in a world driven by conglomerates and private equity the idea he is going to create anything of value in his garage(your garage since the likelihood of him owning a home without family help is slim) , like a Model-T, are highly unlikely or out right restricted by the government as our world today is also over regulated or over licensed.

Mortgages are securitized and bought and sold and are not guaranteed like a 10yr T-bill, so they will fluctuate with the 10yr and are typically 1-2% higher.Why are my assumptions flawed?

Being willing to sign a personal guarantee and having a ton of equity to leverage would seem to be sufficient S-I-T-G to me, but cannot find any lenders offering HELOC's on investment properties.And as for 100/100 financing...

How much equity do I need to achieve that income from investments.Right now, I find the answer t (1) is my current income plus 20k per year (to cover benefits e.g., health insurance, currently covered by my W2 plus 10% as a buffer.I think real estate can give about 5-6% cash flow when paid off before appreciation, so this is about 3M in today's money.
