I guess the answer to your question is to ensure you have a solid contingency in the numbers and additional time on the timeline so even if the worst case comes to pass, you are still in the black.   

Im guessing 5.34 is the APR and not the note rate.

I charge a pet fee and allow them to use the backyard with the understanding that poops get promptly picked up.As you might guess, that's not happening in one case.

But then there are others… the ones who slow everything down, tack on unexpected application fees or processing costs, or just have terrible communication that leaves you guessing and stressed out.I’m curious  which lenders have you worked with and had a bad encounter?

Tenants are getting financially squeezed.With costs up across the board, I’d guess more people are doubling up, living with family, or staying put longer rather than forming new households.

I guess this is just a vent post but man I am feeling so frustrated!  

My guess is it will be difficult to find a tenant fitting that narrow of a scope and I don't know why you would want to limit yourself.
