I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.

Hair on fire.. record my own deeds courier the reinstatement check to the Trustees office day before the sale or morning literally hour before the sale. this I found is when folks finally get over denial and can take action 72 hours before the sale.. and of course i had a great title company that would do a date down on the phone but we still took some title risk..

On clean, fast hard money deals with a decent size (like $500k), maybe 50bps might fly. 100 bps is more realistic, especially at lower loan amounts or if there is a lot of hair on it that soaks up time and bandwidth.

. $200 a month (actually I'm at a hair more) is not fake or wrong.

@Holly Hair, depends on your goals, but in general I am not a fan of debt investing. 

I have guests bring their dogs into my showers and leave drains full of dog hair, just as an example.

I charge a $150 pet fee total, of which $30 goes to my cleaner for the extra work of dog hair.  

Well, on that note, I gotta go wash my hair, or something..... 

6619 is showing residential while 6119 appears to be a hair salon.
