Again, you friend needs to get to an attorney.Lastly, your friend is not looking to have title restored to him as he never likely never had title since generally title cannot not pass under a forged deed unless the deed transfer has been recorded in a Torrens title state, he's going to ask to be paid back for the value of the improvement.

I believe the POA gets recorded along with the deed and mortgage, but Im pretty sure this varies by state.Having been in law enforcement and dealt with this quite a few times, I would have documentation ready to show that you own the property, then make a report with your local LE and have them notify the dad/brother that they are not to return to the property.

As many of you know, Texas is a non-disclosure state, so public records and most tools don't show true sale prices, just estimates.Here’s what I’ve found so far:PropStream – Great tool, but it uses estimated sale prices, not actual MLS comps.Bright Investor – Integrates with RealEstateAPI, but I’m unsure where that API sources its sold data.CoreLogic – From what I understand, it likely pulls from MLS, but it seems to be geared toward enterprise or large-scale institutional use.Plexerr – I’ve reached out to them directly to ask where their sales data is coming from, waiting to hear back.Ideally, I’m looking for a service (paid is fine) that:Pulls real MLS sold data for TexasIs accessible to investors (not just agents with MLS access)Can be used for comping or market analysis at a detailed level

@Heather Hall your title rep or customer service rep can pull all the recorded FHA and VA loans recorded 2020-2021 when rates were under 3% Be super careful with the VA's they are a protected class in 9 out of 10 cases and recent overturn in VA mods indicates those in trouble will end up in court.

If you are renting a warehouse and they are going to go two tiers, and will be running salts, and rockwool and reservoirs and the whole shabang then I think it becomes a question of who are the operators, what's their track record and do they have proven ability to run a facility like that.
