@Justin Unck The IRS defines a “day” as a full calendar day, midnight to midnight, so an overnight stay typically counts as two rental days (e.g., Friday and Saturday if guests stay Friday night through Sunday morning).

As far as the next one you can do HELOC but it'll be expensive and I would not do that as DP unless it's on a property you are going to rehab and quickly pay off the HELOC balance.

The last deal I did required more renovations than I anticipated and I don't want to repeat the stress of going through the intense renovation process for my next deal.
