I do not have $1M per year hobbies. 

Books like, "The E Myth", "Profit First" and "Crushing It in Apartments and Commerical Real Estate" These got me thinking of my investments as a business and not just a hobby or passive opportunity. 

I normally ask about hobbies or interest that I see around the home, what brought them to their current home, what their plans are after they sell, if they need help with moving or who is helping them, etc.
