We also have 40 parking spaces for 70 units in our parking lots and there is no designated handicap parking.

But I am not interested and would not advise anyone to start there that can't make decisions without being handicapped by emotion and compassion.

If it is a service dog you could be found to be discriminating against a handicapped person if you reject them for that reason.

I have 6 kids, one that's handicapped, so I know how tough family emergencies can be.

It doesn't have a ramp, handicap accessible bathrooms, or other new commercial building requirements that are typical.The lease that I've offered them says that they are responsible with complying with any ADA requirements, but they want me to be responsible. 

There are very unique opportunities like working with government to build and provide housing, or create a business that renovates rentals for individuals with physical disabilities... flats with wider doorways, handicap accessible bathrooms, lower counter tops, etc.
