Ironically I’ve noticed most people who started in the syndication business on Bigger Pockets whether as GP or LP (General Partners who set it up or Limited Partners who invest passively) have not experienced a true decline in the market so I predict a bloodbath in 2024 I will write a booklet about what to look for if investing in a syndication (or better yet: in a fund) and will post it somewhere on BP because as a tax attorney for high net worth individuals I have seen it all and so many good people lost money as passive investors because the hopeful syndicators were amateurs! 

This was being done by amateurs without mentors, BP, a decent Internet forum, anyone to ask for advice, or heck, without knowing anyone that owned more than one house.

Many of them become entitled and create problems, particularly for amateur landlords that don't know how to manage well.

It would be interesting if one of the investors posted one of the contract on here for us to read through (minus any personal information).I have seen one they are the sloppiest of contracts.. amateur hour for sure.. and one of the motions to dismiss says the property did not close in the 10 day set forth in the contract so the contract is null and void and now he does not have any exposure..I don't think the judge is going to grant that motion.. its BS to the extreme.
