I've been successful stating the basic requirements in my ads... credit score minimums and credit deal-breakers, background/rental checks, deposit requirements, etc... this way interested parties are immediately aware of the bare minimum they'd need to meet in order to qualify.It's during an initial phone call or email where I conduct another layer of pre-screening before proceeding with scheduling a showing/inviting them to complete the application.

When I started talking to him about the risks of overleveraging - he claimed to me that there is no added risk to that and that if I had a foreclosure, it would barely damage my credit file, and I’d be able to continue life as normal continuing to get mortgages afterward.A little Google search showed me how that was false - the Lender could sue you, and continue to go after you, even after foreclosing on the property - if they are still owed money on the loan, after seizing your property.

WE see that it is specific to SFR transactions and thats were the most abuse by not so nice wholesalers takes place.. 5 units or more bare land  commercial is not affected.
