I've acquired two duplexes over the past couple of years through house hacking and am looking to get into wholesaling but I'm unsure if it's still a viable strategy. 

It’s been a fascinating space to learn and grow in.I’m curious if anyone here has:– Created a note they ended up selling– Bought or sold seller-financed paper– Explored strategies around exiting creatively structured dealsAlways looking to hear others' experiences.

With $100k cash and some experience under your belt there are enough options available to you to finance a deal using DSCR loans, private money, or money from a small local bank.

Sorry, not a very novel or creative idea here, but it works: for the most passive experience, buy an above median-priced single-family home in a good school district in good condition.

First time flippers get no where near that from my lending experience.
