Forums and meetups like BP have changed the game for my family for generations to come AND for generations for people in our homes. 

This makes them far more valuable than random contacts because the motivation is built in.

Let me add some new wisdom to this.Try not to see social media as "just another channel to try my luck".It is not a separate thing, especially doing SEO or paying for ads.When it comes to lead generation, it is not (just) about generating that lead.

This is great if you have a generation who can’t get it done with investing.   

The property has an appraised value of $230,000 and generates cash flows of $1,800 per month, with no mortgage payment or HOA expenses.

The only lead generation sources were directmail and MLS.

Looks very promising as a way to make an asset generate high cash flow.
