Closing mid-month removes that variable; if rent still hasn’t been paid and the seller wants you to go collect it, you have firmer ground—payment should have been made much earlier in the month.Of course, in a competitive market you won’t always land your ideal date.

It’s less about liability and more about who gets paid if there’s a claim.If the property and mortgage are fully under the LLC — meaning the LLC holds title and pays the note — then yes, ideally the LLC alone should be the named insured, and you can just be listed as a member or additional insured instead.
