You can target motivated sellers (vacant, absentee, pre-foreclosure, etc.) using RE tools.If you combine that with quality data from sources like PropStream or BatchLeads, and send personalized messages, you’ll start getting leads pretty quickly.

A lot of the pre foreclosures scheduled for auction are listed seller may be motivated Both listing have pitfalls on market listing are tough because agents dont position your offer they just show it to the seller (some dont show it at all but there are ways to ensure they do) Off market properties can have all types of weirdness with them so much that I cant even list it here.Either way make sure you're not paying retail and just know most off your offer will get rejected or receive no response, but thats ok. you only need one yes
