I found that BP was great about applying credit to my account whenever a lead contained incorrect or incomplete contact info (email & phone number) or if it was another RE professional (wholesaler, lender, property manager, insurance agent, etc.) looking to sell their services.

His baseline of information on what actually happened was probably incorrect. 

I believe you are incorrect, it seems that the deed did not transfer in 2006, it instead transferred at the time of death.
