Get a Good PM Software Early:A solid property management platform will save you time and stress.

For new and seasoned investors only, no property managers please :)  Question is:What do you expect / think that a property manager does for an investor? 

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I manage 6 long terms units and occasional fix & flips.

I use those for creating leases, background checks, and managing payments.

we do not communicate at all with our tenants as we use property managers.
