I totally get it, as PM with multiple units, furnishing  can be a huge time drain, and hiring a full interior designer often feels way too expensive.

@Seth McGathey you don t need appreciation if you have a long term lease in place that has a yearly ConC return of 100% from managing a property. 

I suspect t it will vary by the specific investment,  and how much is done by any given partner. 

@Jemini Leckie here's our standard approach to address basement seepage in order:1) Check gutters are not leaking and are large enough to handle downpours2) Make sure downspout extensions are far enough away from foundation, 10' is usually recommened, but further may be required due to land countours.3) Grading needs to slope away from foundation4) Check driveway-foundation seam and caulk WELL5) If still an issue, will need to start getting bids from companies that install drain tiles & sump pump.
