I have a farmhouse that sleeps 14 in wine country in NOVA.

@Justin Knighten I am new to real estate investing but am looking to start STR’s specifically in and around the Shenandoah National Park and VA wine country.  

Some markets to check out: Lake Tahoe (high demand but strict permits), Sonoma/Napa (wine tourism, tight restrictions), Gold Country (lower buy-in, seasonal demand), and Mendocino Coast (beautiful but limited STRs).SoCal spots like Big Bear and Joshua Tree tend to be more STR-friendly.

I'm house hacking with the other units as vacation rentals, what proof does the IRS need for things like beer, wine, toilet paper we would be providing a guest that it was for them and not personal? 

This particular store is a "plus" selling beer and wine so there is a distinguishing factor plus this store is only a few years old and the building is over 12,000 SF.

my wife just sent me a listing in Amity Oregon ( wine country)  53 acres  5 lots already done ( pretty rare stuff  well and septic in.. 3,575,00 asking  this would be about price points for nice lots were Eric lives as well..

We always stage our homes with luxury touches like a wine and cheese tray by the pool.

I've been a host for 5+ years now and have 7 STRs (1 in wine country in NOVA, the rest are in the Smokies if that matters). 

At a place I own surrounded by wineries, we provide a local bottle of wine.
