Contractor will bring no capital to the deal but what he/she will bring is a bounty of knowledge, an array of vendors and a peace of mind you can't find on craigslist. 

I redid the kitchen, baths, outdoor space and added laundry.

This included adding a video game system (retro PacMan), adding central A/C, rehabbing backyard space to include life-sized outdoor games, grill, firepit & seating.Before hiring the PM, I did a thorough competitive analysis to determine where I could feasibly land revenue-wise if the property was fully maximized to its potential within the existing constraints (location) and with the PM fees. 

I did a quick Google search and found a $200 million project called Glass City Riverwalk "Glass City Riverwalk is expected to become one of the region’s most popular destinations, with year-round outdoor recreation opportunities, including adventure play areas and an ice skating ribbon." 

They don't need jobs and they actually see moving to Asheville as a downgrade/better deal then where they are moving from.Asheville has a really good art scene, excellent food options and plenty of outdoor activities.

.  :(    On the bright side, it's a great place to live if you like outdoor play, music and/or beer.  

It seems to me that people come to Scottsdale/Phoenix to be outdoors and enjoying the sun, having a large Smart TV in the family room is plenty.

Once to disconnect an old unit, we have to hope that the valves on the outdoor unit hold otherwise you will need to completely reclaim the old Freon and then put in all new R22.
