I regularly find homes (Mainly foreclosures) that are invisible to 98% of agents in the area becuase they're listed on out-of-town MLS sevices.

With technology increasing substantially and people able to see those "invisible lines" on GIS websites they no longer care to see a hard copy of a survey or even care to ask where the property corners fall.

Well, I have finally crossed that invisible barrier and decided to take action by finding and purchasing my first rental property.My area of focus is single family rentals as buy and hold investments in Marysville, OH 43040.

Many of those markets are very difficult to predict values because their are invisible lines, and if you cross that street, your values are bad.

Following my own advice and the regional planning direction, plus a distaste for both rehabbing houses and dealing with tenants, my particular active investment niche is the "conservation incentive" (as discussed in "Vision 2040) supply side.
