That being said, I would imagine that if things were going smoothly, the owner wouldn’t be as inclined to sell, so in that case, I would strongly consider either requiring the place is vacant at closing, or I would factor in eviction costs into my purchase offer.

In Missouri, it is illegal for any individual or group to participate or direct any military tactics, so those inclined play paint ball as "clubs" as an excuse to run a tactical exercise in the woods.

Not a bad idea when your not tied up with work and you probably have better odds of finding houses other realtors haven't.I'm sure you could buy a mail list off of some site, however I'm incline to agree with Ned on the difficult of getting a hold of them with mail.
