@Marvin McTawSo if I was looking at a list in Bigger Pockets of all the people named "Marvin" (accomplished by entering your first name in the search bar), when I look over the results, I would see your profile picture with a golden circle around the outer edge (or whatever color).

However, real service dogs are virtually always highly "trainable" breeds, such as labs, golden retrievers, labradoodles, and herding breeds (border collies, corgis, etc.)

Golden's even tougher. 

Unless your new properties also cash flow well, of course.By all means, get your financial house in order, but don't kill the golden goose to try to get all the eggs at once, as you might find yourself with only a dead goose and no eggs. 

Those 80% deals are golden, if you can find them.
