Out of the tens of thousands of people who have claimed REPS and had a full time W2, only like 3 of them have successfully defended their status at the tax court.

I am not defending their practices.. as I believe anyone who cant stroke a check for training or what have you and needs credit cards should not be doing this at all your under capitalized and risking going into credit card purgatory.

@Frank SichelleI don’t believe they will hold sponsors to a higher threshold if these are a 506c offerings as there is a difference between ethics and law and being unethical does not equate to being illegal.There are also multiple layers of protection built in to these offerings that even in most cases if you sue they will use your money to defend the case.

And it’s even worse outside of the summer months I’m sure some local real estate agents will hop on this thread to tell us how amazing the Poconos are, and cite examples of profitable homes (because of course this is bigger pockets and there’s always real estate agents who love to defend their home turf), but any examples they cite are almost certainly the exception to the rule.

If you want to build a rental portfolio you need to defend your cash, and that means taking advantage of the lower down-payment (3% & 5%) loans available to owner occupants and house-hackers.
